    I found a Laundromat in a great location. The location is so good that the place is always packed and it is a dump. The place is dirty and half the machines don’t work. The deal includes the real estate that is built into a hill, meaning the main entrance is at ground level but there is a full basement underneath. Most laundromats that I have seen are on the base level on a pad foundation. The current washers are on cement bases on top of subfloor and there is no bulk heads because all the plumbing is underneath in the basement. What are the Structural requirements to support the weight of the machines? The layout of the machines is not good and I would like to change. Has anyone owned or dealt with a Laundromat that does not sit on a pad foundation like this? What Are the advantages and Disadvantages?
