No hot water in laundromat

Hello everyone! I could use some help, we are in the due diligence phase of purchasing our first laundromat. Just found out the boiler system has not worked for the last several years and they can’t get parts for it. I’m thinking of reflecting this in the purchase price at the end of due diligence. Does this seem ok? What would you guys recommend. Thanks for your help
